Leaseholders of apartments up and down the country have been demanding action for years from government to protect them from being fleeced by their building landlords, managing agents and insurance companies. Promises had been made by the previous Tory Ministers at Westminster to get to grips with the problem, but failed to deliver the answers.
Margaret Mullane MP for Dagenham and Rainham has given a massive welcome to the Labour Government’s plans to improve security for leaseholders and to tackle mounting service charges being imposed.
Margaret said “The previous Government promised action, the Leasehold and Freehold Reform Act 2024 was nowhere near ambitious enough and was riddled with flaws. This carelessness has left leaseholders without vital rights and protections. Leaseholders quickly need greater rights, powers and protections over their homes.
I am really pleased that we have set out the first steps to achieving this, with our roadmap for reforms over this Parliament to finally bring the feudal leasehold system to an end. In the New Year, we will commence the removal of the two-year restriction on lease extension claims and bring forward the Right to Manage for leaseholders. We will consult very shortly on stopping the gravy train on building insurance commission.
Helpful as all that is, it’s not enough. So the Government will introduce a draft Leasehold and Commonhold Reform Bill in the second half of next year. This ambitious new legislation will tackle problems faced by existing leaseholders, and take action to make commonhold the new default tenure for flats.”
